Welcome to Stanton Run Homeowners Association, Inc. Each homeowner is involved in the Association in some manner. Involvement for you may only be that you pay your assessments on time and comply with the governing legal documents, or you may wish to take a more active role and serve on the board or on a committee. The following are items you should know about your Homeowners Association:
What is a Homeowners Association? It is a non-profit corporation, chartered under the laws of the State of Texas. Membership is mandatory, each owner automatically becomes a member of the Association upon acquiring a home or a plot of land in the subdivision. The Association is governed by the Declarations of Covenants, Conditions and Restrictions (CC&R's) and operated according to the By-Laws of the corporation. Every homeowner should read the documents. Remember all of those papers being signed at the closing of your home? This was the time you received these documents. If you need copies just click on the "documents" link on the left menu. The major responsibility of the association is:
- protection of homeowners investments
- enhancement of the values of their properties by providing physical maintenance on shared properties, including the landscape of the common areas
- enforcement of deed restrictions, collection of assessments, planning of social programs, and maintaining the safety of the community.
Assessments – Money is required to maintain the property and safety of the community. Assessments not paid within thirty days after the due date either bear interest or a late fee. The Association has a duty to bring an action against the owner(s) personally obligated to pay, and/or place a lien against the property for unpaid assessments.
What the Assessment Covers: repairs, water and lights; landscaping, insurance, management company fees, legal services, newsletter, water/sewer (for common areas), committee funds, postage, and copies of letters. Architectural Control Committee – This committee has the primary responsibility of protecting our property values.
The ACC is not here to tell you what you can't do on your property, it is chartered to help you accomplish what you need to do while staying within the legal guidelines you agreed to when you closed on your home.
These guidelines help provide and maintain uniformity and harmony in construction of improvements to the homes in the subdivision. In time, you may want to make certain improvements to your home and property. In order to protect the investment of all the homeowners and to keep the subdivision a pleasant neighborhood in which to live, the Architecture Committee must review requests for improvements and changes to the property and grant approval for those request. Deed Restrictions - All lots must be maintained in a sanitary and attractive manner by the owners or their occupants. Weeds and grass must be cut and lawns edged. Lots will not be used to store materials and/or equipment, other than normal conditions governed by the Deed Restrictions. No boats, trailers, motor homes, or commercial vehicles may be stored in public view.
